I guess I have to agree with you about HCRFT but what help file format would
you suggest instead?

Search capabilities is essential.

I need help files for both Delphi 7 and Delphi 2007.

Impossible to tell why from the distance.

That doesn't sound unusual.

Generating documentation for 61181 items takes an additional 2-3 mins
taking the build time is reported to be 9 mins. Now memory drops to about
200 MB.

Finally HCRFT starts running and ends by throwing an exception that there
is not enough memory available.

Unfortunately, HCRTF is are real disaster and there is nothing we can do
about that. You can try splitting the project in half and have Doc-O-Matic
interlink them using each other's project database.
